Electrical Contracting for Commercial Renovations and Fit-Outs

When a unit is renovated, the electrical has to fit the new layout, the landlord’s requirements and the general contractor’s schedule, and it has to be done without stopping the business next door. As a licensed commercial renovation electrical contractor, Padi Electric (ECRA/ESA #7016161) is based in Aurora, with 80+ commercial projects completed across Toronto and York Region. We plan the electrical from your drawings, file the ESA permit, and work to your schedule.

How a commercial renovation runs

Commercial renovation electrical process: site survey, design and permit, scheduled work, inspection, handover
Commercial renovation electrical process: site survey, design and permit, scheduled work, inspection, handover
  1. Site survey. We review the existing panel, distribution and wiring against your drawings or floor plan.
  2. Design and permit. We confirm the circuit layout and the load, give you a written quote, and file the notification with the Electrical Safety Authority under our licence.
  3. Scheduled work. Rough-in happens during construction, and shutdowns and tie-ins are booked outside your business hours: evenings, or weekends for schools and other buildings that cannot close during the week.
  4. Inspection. ESA inspects at rough-in and at final, and we meet the inspector on site.
  5. Handover. An updated panel directory and the ESA certificate for your landlord and your insurer.

Working in an occupied building

Most commercial renovations happen in a building that stays open: the tenant next door is trading, the landlord has rules about noise and shutdowns, and other trades are on site at the same time. We confirm the shutdown windows with the building manager before the job starts, keep live circuits clearly identified and locked out while we work, and keep the panel and the work area labelled so the next trade, or the next tenant, knows what feeds what. If the job needs the utility to disconnect the service, we book it and tell everyone affected in advance.

Commercial renovation electrical questions

Does a commercial renovation need an ESA permit?

Yes. Electrical work in a commercial renovation has to be filed with the Electrical Safety Authority by a licensed electrical contractor and inspected. We file it under ECRA/ESA #7016161 and book the inspections.

Can you work outside business hours?

Yes. Shutdowns, tie-ins and noisy work can be scheduled for evenings or weekends, so your business, or your neighbours in the building, keep running. Some sites, such as schools, can only be worked on at weekends, and we plan the whole job around that.

Do you work with general contractors and landlords?

Yes. Most commercial renovations have a general contractor and a landlord with their own requirements. We work to the contractor’s schedule and the building’s rules, and coordinate any shutdown with the building manager.

Can our existing panel handle the new layout?

We check it at the site survey. If the new equipment or lighting needs more capacity, we add a sub-panel or upgrade the service as part of the same project.

Do you handle the lighting as well?

Yes. We lay out and install the new lighting with the rest of the electrical, including LED retrofits, emergency lighting and exit signs.

How is a commercial renovation priced?

We quote in writing from your drawings or our site survey, with the ESA permit included. If the scope changes during the project, we price the change in writing before doing it.
