Renovation Electrician in Toronto & York Region

Whole-home renovations, additions, kitchens and basements wired to current code, with the ESA permit and inspection handled.

Electrical for Home Renovations, Planned Before the Walls Open

A renovation is the one time your walls are open, so it is the right time to fix what is behind them and plan for what comes next. Padi Electric is a licensed renovation electrician and electrical contractor (ECRA/ESA #7016161) based in Aurora, with 80+ renovation projects completed across Toronto and York Region. We work with you or your contractor from the first walkthrough, file the ESA permit, and leave you with new lighting, outlets and circuits that pass inspection.

Works With Your Contractor

Rough-in and finish scheduled around your contractor and trades, so the electrical never holds up drywall.

Renovations we wire

  • Whole-home and open-concept renovations: the house rewired room by room, switches, outlets and circuits moved when walls come out, and a new lighting plan for the finished layout.
  • Additions and second storeys: new circuits, the service sized for the finished house, and a sub-panel or a panel upgrade where needed.
  • Kitchens: dedicated circuits for the counters and major appliances, island receptacles, and under-cabinet and pendant lighting.
  • Basements: a finished basement or a secondary suite with its own circuits, bathroom and lighting.
  • Bathrooms: GFCI protection, an exhaust fan, heated floors and vanity lighting.
  • Lighting design: pot lights, pendants and accent lighting planned with the new layout.

Pot lights and lighting design in a renovation

Lighting is the part of a renovation people notice first, and it is easiest to get right while the ceilings are open. We lay out pot lights, pendants and accent lighting with the room plan, put them on the right switches and dimmers, and use fixtures rated for where they go, such as insulated ceilings and damp bathrooms. For layouts, spacing and the install itself, see our guide to pot light installation.

Finishing a basement or adding a secondary suite

A finished basement is a renovation of its own: circuits for every room, lighting, a bathroom, and sometimes a kitchen and a separate suite. A suite also needs the right smoke and carbon monoxide alarms, and enough panel capacity for a second household. We check the panel before the framing goes up and wire the space under an ESA permit. Our basement wiring service covers the details.

What happens to old wiring during a renovation

Opening walls often turns up wiring that was fine for the house when it was built but not for how it is used today. The usual ones in older Toronto and York Region homes are knob-and-tube wiring, aluminum branch wiring, ungrounded two-prong circuits and a panel with no room for new circuits. New work has to meet the current Ontario Electrical Safety Code, and an unsafe condition found in an open wall should be corrected before it is closed up. We look for these at the first walkthrough so they are in the quote, not a surprise halfway through the job.

How a renovation is wired

Renovation electrical process: walkthrough, circuit plan, ESA permit, rough-in, finish and inspect
Renovation electrical process: walkthrough, circuit plan, ESA permit, rough-in, finish and inspect
  1. Walkthrough. We see the space, check the panel and the existing wiring, and talk through how you want to use the room.
  2. Circuit and lighting plan. Outlets, switches, pot lights and dedicated circuits are placed before work starts, and you get a written quote.
  3. ESA permit. Filed with the Electrical Safety Authority under our licence before the first wire is moved.
  4. Rough-in and inspection. We wire while the walls are open, and ESA inspects before insulation and drywall.
  5. Finish. Devices and fixtures go in after paint, followed by the final inspection and your certificate.

Renovation electrical questions

Do I need an electrical permit for a renovation in Ontario?

Yes, for almost any new or altered wiring. When you hire someone, it must be a licensed electrical contractor, and they file the notification with the Electrical Safety Authority. We file it under ECRA/ESA #7016161 and book the inspections.

Should I call the electrician before demolition?

Yes, for the walkthrough. We identify the circuits that have to be disconnected safely before walls come down, and plan the new layout so the framing leaves room for it.

Will my existing panel handle the renovation?

Often not, if you are adding a kitchen, a basement suite, an EV charger or a heat pump. We check the capacity at the walkthrough. If an upgrade is needed, doing it during the renovation avoids a second shutdown and a second permit.

Do you take on whole-home renovations and additions?

Yes. Whole-home renovations, additions and second storeys are the core of our renovation work. We plan the electrical with your designer or contractor, size the service for the finished house, and permit and inspect it in stages.

Do you work with my general contractor?

Yes. Most of our renovation work is scheduled with a contractor. We come in for rough-in while the walls are open, step out for insulation and drywall, and return for the finish.

How is renovation electrical priced?

We give you a written quote after the walkthrough, with the ESA permit included and no hidden fees. If the plan changes during the job, we price the change in writing before doing it.
