What our new construction electrical work includes

  • Electrical design and load calculation from your architectural drawings: service size, panel location and circuit layout.
  • Service entrance and meter base, underground or overhead, coordinated with the local utility.
  • Main panel and sub-panels, including a garage or basement sub-panel where the layout needs one.
  • Rough-in wiring for every receptacle, switch, light and appliance circuit, with arc-fault and ground-fault protection where the Ontario Electrical Safety Code requires it.
  • Hardwired, interconnected smoke alarms and carbon monoxide alarms as the Ontario Building Code requires.
  • Standby generators: generator installation and the transfer switch, so the circuits you choose stay powered in an outage.
  • Interior and exterior lighting: pot lights, pendants, soffit and landscape lighting circuits.
  • Final installation of devices and fixtures, panel labelling and connection.

How a new build is wired, stage by stage

New construction electrical process: plan and quote, ESA permit, rough-in wiring, inspection, power on
New construction electrical process: plan and quote, ESA permit, rough-in wiring, inspection, power on
  1. Plan and quote. We review the drawings, confirm the service size with a load calculation and give you a written, itemized quote.
  2. ESA permit. We file the notification with the Electrical Safety Authority under our licence before any wiring starts.
  3. Rough-in. Once framing is done we set the boxes, run the cable and install the panel. This is the moment to decide on every pot light, outlet and future circuit. Changes after drywall cost far more.
  4. Rough-in inspection. ESA inspects before insulation and drywall go up. We book it and meet the inspector on site.
  5. Finish and power on. After drywall and paint we install devices and fixtures, ESA authorizes the utility to connect the permanent service, and we close out with the final inspection and certificate.

Planning for EV charging, heat pumps and smart homes

The cheapest time to add a circuit is before the walls are closed. On most new builds we recommend planning these now, even if you will not use them for a few years: a 240V circuit to the garage for a Level 2 EV charger, panel capacity for a heat pump or an electric water heater, and deep boxes and wiring for smart switches and controls. A 200A service is common in new detached homes. Larger custom homes running several of these loads may need more, and the load calculation decides it, not a rule of thumb.

New construction electrical questions

When should I bring an electrician into a new build?

Before framing starts, ideally while the drawings are being finalized. Panel location, service size and the lighting layout all affect framing, and the utility needs lead time to plan the service connection.

Who pulls the electrical permit for a new home in Ontario?

The licensed electrical contractor doing the work files the notification with the Electrical Safety Authority. We file it under ECRA/ESA #7016161, book every inspection and give you the certificate at the end.

What size electrical service does a new house need?

Most new detached homes are built with a 200A service. Large custom homes with EV charging, a heat pump, a pool or a secondary suite can need more. We size it with a load calculation from your drawings.

How long does the electrical take on a new build?

It is spread across the build rather than done at once. Rough-in follows framing and the finish follows drywall and paint, so your general schedule sets the dates and we work to it.

Can you wire an addition or a new garage on an existing home?

Yes. We check whether your existing panel has the capacity, add a sub-panel or upgrade the service if it does not, and permit and inspect the new work like any other build.

Do you give a fixed quote for new construction electrical?

Yes. After reviewing the drawings we give you a written, itemized quote that includes the ESA permit. If the plans change, we price the change in writing before doing it.
